What is a Market Rate Cooperative?

City Bella on Lyndale is a market rate cooperative jointly owned and operated by its members for their mutual benefit. When you choose to buy at City Bella, you will receive a share in the corporation which owns the entire complex.

You will also enter into an Occupancy Agreement giving you exclusive residency in your unit. Like any other homeowner, you may be entitled to the Minnesota homestead property tax exemption, and you have the  opportunity to build equity.

When you buy, you may pay cash or obtain a loan secured by your share in the cooperative.

When you decide to sell, you may list your unit for sale by owner, or with a realtor at a price you determine, and benefit from any appreciation in market value that may have occurred during ownership.

What is a Carrying Charge

As a member of City Bella, you will pay a carrying charge, similar to a condominium association fee. In addition to paying for maintenance of common buildings and grounds, the carrying charge covers the future replacement of furnaces/air conditioners, kitchen appliances, and washer and dryer. Condominium associations, in comparison, usually do not provide maintenance or replacement of appliances.

Owner rights/responsibilities

As a cooperative homeowner you have certain rights and responsibilities. As a shareholder you will have the right to participate in election and removal of Board members and amendment of the Bylaws, and the responsibility to pay the monthly carrying charge on time and to follow the rules and regulations of the cooperative.
