What is a Market Rate Cooperative?

City Bella on Lyndale is a market rate cooperative, a non-profit housing corporation jointly owned and operated by its members for their mutual benefit. When you choose to buy at City Bella, you will receive a share in the corporation which owns the entire complex.

You will also enter into an Occupancy Agreement giving you exclusive residency in your unit with all the rights and privileges of home ownership, including the tax advantage of homesteading and the opportunity to build equity.

When you buy, you may pay cash or obtain a share loan with all the conventional loan options.

When you decide to sell, you may list your unit for sale with a realtor at a price you determine, and benefit from any appreciation in market value that may have occurred during ownership.

What is a Carrying Charge

As a member of City Bella, you will pay a carrying charge, similar to a condominium association fee. In addition to paying for maintenance of common buildings and grounds, the carrying charge covers the future replacement of furnaces/air conditioners, kitchen appliances, and washer and dryer. Condominium associations, in comparison, usually do not provide maintenance or replacement of appliances.

Additional items covered by City Bella’s carrying charge include:

  • Maintenance and repair of common elements
  • Maintenance and repair of major unit elements
  • Repair and replacement of major unit appliances
  • Landscaping, lawn care, and snow removal
  • Waste and recycling removal
  • City water service
  • Professional management
  • On-site staff
  • Security system
  • Fire protection system
  • DirecTV (155+ channels)
  • High speed internet
  • Bulk telephone service
  • Master mortgage payment
  • Replacement reserve
  • Insurance coverage for building property and building liability

Owner rights/responsibilities

As a cooperative homeowner you have certain rights and responsibilities. As a shareholder you will have the right to participate in election and removal of Board members and amendment of the Bylaws, and the responsibility to pay the monthly carrying charge on time and to follow the rules and regulations of the cooperative.
